When do I need a home inspection?
Most people call when they are buying or selling a home. A home inspection report can also be a powerful tool when you are negotiating your home insurance policy, and insurance inspections like the 4-Point and wind mitigation are often required or rewarded by Florida insurers.
How much does a home inspection cost?

How long does a home inspection take?
A typical home inspection takes about three hours. Larger homes and homes with additional features take longer.
What do I do with the inspection report?
Your report lists any defects found during the inspection, with photos. Buyers can use it to negotiate a lower price or ask the seller to handle problems before closing. Sellers can use it to make improvements before listing. Steve is always available to walk you through it.
How should I prepare for my inspection?
Make sure the utilities are on and that Steve can reach the electrical panel, water heater, HVAC equipment and attic access. If you are the seller, clearing a path to these areas and securing pets makes the day go smoothly.
Can I attend the inspection?
Yes, and it is encouraged. Joining for the last part of the inspection is a great way to see issues in person and ask questions.

What is the difference between a 4-Point and a wind mitigation inspection?
